摘要: The main objective of this study was to determine the property value impacts of highway noise, visual disutility, and the mitigating impact of noise barriers. The study examined over 7,000 residential properties sold between 1994 and 2002 in highway corridors in Maryland. Variables for location to the highway, mitigation efforts, and visual disutility (having a direct view of the highway) were all evaluated to fully assess the impact a highway has on properties next to or near the highway. The visual disutility of the highway is a strong indicator of property value and remains so even when location is fully controlled for in Model 4. The presence of the noise barriers was found to be a strong indicator of property value in the early estimations but not in the last model. The distance from the highway variables were, surprisingly, not very important in determining property values.
